Commercial electrician & project bidding
Two different jobs live under one heading here. One is keeping a business running — lights out, a panel humming, a rooftop unit with no power. The other is project work: bidding, building and billing a job the way a general contractor and a lender expect it done.
Service that keeps the doors open
Downtime costs more than the repair. We handle commercial service calls across Lebanon, the lake area, Pulaski County and the I-44 corridor — 120/208 volt and 277/480 volt three-phase troubleshooting, panel and distribution work, lighting, equipment circuits and exterior and parking lot lighting. Emergency calls run 24 hours.
Project work, bid properly
We bid design-build and hard-bid electrical with a complete takeoff rather than a square-foot guess. That means every device, every home run, every fixture and every foot of pipe counted, priced against real vendor quotes, and loaded with real labor hours for the crew that will actually do the work.
All electrical scope stays in house. We don't sub out the work and mark it up, which means the person who walked the plans and priced the job is the person running it in the field. On the billing side we work on AIA forms with a schedule of values and standard retainage, so your GC, your lender and your architect get paperwork that matches what they're expecting.

How It Goes
Common Questions
Questions about commercial
Do you bid commercial electrical projects?
Yes — design-build and hard-bid both. Send plans, specs or an invitation to bid to mike@united-electric-service.com and we'll price it with a full takeoff. We've bid and built assembly, retail, office and light industrial work around Lebanon and the surrounding counties.
Do you subcontract out your electrical work?
No. All electrical scope is done by our own licensed crew. It's the main reason our schedule and our quality hold — there's no second company's availability or standards in between you and the work.
Can you handle AIA pay applications and a schedule of values?
Yes, as a matter of course. We bill on AIA forms with a schedule of values and handle retainage at the standard 10 percent. Your GC and your lender will get what they're expecting.
How fast can you respond to a commercial service call?
During business hours, usually same day in Lebanon and the immediate area. Emergency calls are answered 24 hours at 417-588-3497. If you're a business that can't afford downtime, tell us that up front and we'll say honestly what we can commit to.
What brands of gear do you use?
We standardize on ABB and Cutler Hammer equipment sourced through Butler Supply. If a spec calls for an approved equal, we'll say so in the bid rather than substituting quietly.
